1. Start with an introduction
We begin with a free, no-obligation conversation. We discuss where you are now, why you want to buy on the Costa Blanca, how you plan to use the property and which questions or doubts you already have.
The conversation is also a chance to see whether our way of working suits you. We believe an intensive search only works well when there is trust and openness on both sides.
2. From wish list to search profile
Then we go deeper. A list saying “three bedrooms, pool and sea view” is not enough for us. We want to understand how you want to live and which trade-offs you are prepared to make.
We discuss area, distance to amenities, privacy, sun, maintenance, property type, style, future use, budget, timing, must-haves and no-goes.
3. An exclusive search creates clarity
When we start working together, we prefer an exclusive instruction. It means one party keeps oversight of the search and can invest time without several parties simultaneously chasing the same properties.
For the buyer, that means less duplicate communication, less pressure and one clear point of contact that understands the full search.
4. We search the market, not our own inventory
byVERO is not built around a portfolio that first needs to be sold. We search from your profile and approach relevant agents, developers, local contacts and other market parties.
That does not mean every property is available or suitable. It does mean our first question is “does this fit the client?” rather than “how do we sell this listing?”
5. Filter first, view second
Before a property reaches the shortlist, we try to collect as much useful information as possible. We look at location, price, photos, floor plans, accessibility, sun, surroundings and obvious points that deserve attention.
The aim is to avoid using your holiday or working time on ten viewings when eight could already have been ruled out beforehand.
6. View and assess critically
You are allowed to get excited during a viewing. Our role is also to keep looking at the things that are easy to overlook in that excitement.
Afterwards we put the property in perspective together: does the price make sense, does the area fit, are there practical concerns and which legal or technical points should be investigated by the appropriate specialist?
7. Negotiation, specialists and completion
Once you have found the right property, we guide the negotiation and keep an overview of the next steps. Where legal, tax or technical expertise is required, we work with the appropriately qualified specialists.
We remain involved through to key handover. If you want, Property Management can then continue with practical support around ownership.
A good search should create less noise, better decisions and the freedom to say “no” to a beautiful property that simply does not fit.
